The Kumutoto design includes three distinct public open spaces - Kumutoto Plaza, the Wharf Plaza and Brandon Plaza - connected by a lane that runs through the precinct.
These public spaces link the city to sea, following the lines of the streets across Customhouse Quay.
Each area has a mix of trees, low level planting, asphalt, concrete paving, granite cobbles, timber inlays and plenty of seating. A new lighting design combines an intimate level of lighting with a good level for security so the area can be used at all times.

Kumutoto Design Brief
Plans for redeveloping the area started when Wellington City Council produced the Wellington Waterfront Framework in April 2001. In consultation with Wellingtonians, the Council then developed the North Queens Wharf Design Brief in August 2002.
The design brief proposes five new buildings, at sites 6, 7, 8 , 9 and 10. (two of these have now been built - Steamship and Meridian).
The buildings will comply with the design brief’s stipulations on size, scale, usage, relationship to Shed 11 and Shed 13, other existing heritage buildings, and surrounding open spaces.
Master Plan for Kumutoto
In 2003, Wellington Waterfront Ltd, in conjunction with the Studio of Pacific Architecture, produced a Master Plan for North Queens Wharf. This was followed by a further round of public consultation.
The final version of the master plan creates an urban landscape where people can enjoy a variety of experiences in any weather, day or night.
The vision for the proposed buildings is that they will interact with the surrounding open space and feature unique retail and food and beverage outlets on the ground level and office space on the upper levels.
We want to bring people into the area and support safe, 24-hour use of the waterfront. We also want to link Kumutoto with the rest of the CBD and the other parts of the waterfront.
